Development of 53 subsidised social housing units and 35 institutional rental units in Majorca and Menorca

Project to expand the social housing stock of the Balearic Islands to mitigate the effects of tourism on access to residential resources.

What does it consist of?

The project aims to facilitate access to social housing for residents and to position the Balearic Islands as leaders in the green economy by promoting the construction of these properties in line with environmental sustainability criteria.

The project

Article 47 of the Spanish Constitution establishes the right to decent housing. However, tourist pressure has considerably increased the cost of property for residents of the Balearic Islands, resulting in our region being ranked at the very bottom of the housing affordability index, calculated by dividing property costs by average purchasing power.

Moreover, demand for social housing far exceeds supply, and is growing. Applications to the Public Register of Applicants for subsidised housing, both for rental and purchase, almost quadruple the existing supply.

This project aims to mitigate the effects of tourism on access to housing for residents. Thus, the Balearic Housing Institute (IBAVI) will promote the construction of 8 homes in Sa Pobla, 10 in Sencelles and 24 in Peguera (Mallorca) and 11 more homes in Sant Lluís (Menorca).

In addition, 35 more properties will be built in Alaior (Menorca). These types of housing play an important role in promoting social inclusion and care for people in vulnerable situations. These homes will be aimed primarily at young people and other groups who find it particularly difficult to access decent housing.

These properties will be built in line with sustainability criteria, using low environmental impact materials and with class A energy efficiency. This will contribute to reducing the amount of pollution generated by the construction sector, and position the Balearic Islands as leaders in the green economy.
