What does it consist of?

The objective of this project is to develop and build 24 publicly-subsidised homes at number 62 Avenida s’Olivera, Magaluf – Calvià, on Mallorca, in order to deal with this island’s shortage of rental housing.

The project

Article 47 of the Constitution stipulates the right to decent housing. Nonetheless, this right is subjected to the law of supply and demand, which sets market prices. These prices, which have been seriously affected by pressure from tourism, causing an average rise of 22% in rental costs per year. As a result, the Balearic Islands have the lowest housing accessibility index all over Spain, that is, the relationship between mean purchasing power and the theoretical cost of a home.  

In terms of the supply and demand of publicly-subsidised housing, the Balearic Island Housing Institute (IBAVI) manages a fleet of 1,745 homes, 34 of which are currently available and in the process of being awarded. However, the demand for housing is on the upswing.

For this reason, the Balearic Island Housing Institute (IBAVI) presents this project, whose purpose is to develop and build a group of 24 publicly-subsidised homes on plot F of zone RP-5 in Strategic Land Reserve no.  2 (RES 2) at no. 26 Avenida S'Olivera in Magaluf (Calvià), a registered property of IBAVI, so that they can later be awarded as publicly-subsidised rental housing. This aims to palliate the collateral effects of tourism, which hinders residents’ access to housing.

Winning project of a competition held in a strategic land reserve (abbreviated RES). A public green zone will be created to the south to guarantee the proper orientation of the homes, and the current slope will be used to locate the car park in a cross-laminated semi-underground level, while all the homes will have cross-ventilation.

Also worth noting is the fact that all the housing developed by IBAVI are energy-efficient in order to meet the European Energy Strategy’s objective of 20-20-20, which in Spain is currently equivalent to energy qualification A for residential buildings, with consumption under 15 kWh/m2/year.
