The project

Access to decent housing is a right enshrined in Article 47 of the Spanish Constitution, but the reality of the market in the Balearic Islands, especially in Palma, makes this a challenge. Rising rental prices, driven largely by pressure from tourism, have made the archipelago the region with the worst housing affordability index in Spain.

In this context, the Balearic Housing Institute (IBAVI) has led a new development of 5 subsidised housing units for social rentals at No. 12 Carrer de la Posada de Montserrat in Palma's old town. The site contains a group of three subsidised properties, and formerly housed a building in poor condition that was demolished to make way for this development.

The building has a ground floor plus three storeys, blending into the urban setting with a design tailored to its surroundings. A space on the ground floor will be reserved for Palma City Council, to be used as storage by the Xesc Forteza theatre, thus adding a cultural purpose to the housing project.

As in all of IBAVI’s developments, these homes have been built according to energy efficiency standards in line with the EU’s 20-20-20 targets. This means they have an energy consumption of less than 15 kWh/m² per year and an ‘A’ energy rating, ensuring sustainability, reduced costs and greater comfort for residents. The development involved a total investment of €903,865, fully executed under the 2018 funding scheme.
