Eleven Public Housing Units in Manacor to Meet Residential Demand

The project aims to improve access to housing in line with energy efficiency standards

What does it consist of?

Manacor has a new building with 11 subsidised housing units for rent, promoted by the IBAVI. The project, which has involved a total public investment of €1.88 million, responds to the growing demand for housing, and has been carried out with environmental sustainability and universal accessibility in mind.

The project

Pressure on the property market in the Balearic Islands has made access to housing a major social concern. The Balearic Government, through the Balearic Housing Institute (IBAVI), launched this development in Manacor to meet some of the growing demand: there were more than 9,000 applications for subsidised housing across the islands 2019.

The building, set to be completed between 2020 and 2023, is located between Carrer León XIII and Carrer de ses Moreras. It has 11 flats (8 two-bedroom and 3 one-bedroom flats) spread over three floors above an underground car park. Certain elements have been incorporated to improve cross ventilation, access to natural light and integration with the city environment. The layout also favours thermal comfort without sacrificing functionality.

The development complies with European standards for nearly-zero energy buildings (nZEB), which guarantees an ‘A’ energy rating. There’s also an accessible home and parking space, and all communal spaces have been designed to ensure accessibility, in line with current regulations.

The total investment amounted to €1,886,786, entirely funded by sustainable tourism tax. Execution has been completed with 100% of the budget in effect, making this project one of the latest public commitments to a fairer, more efficient and sustainable residential model in Mallorca.
