The project

Access to housing in Menorca continues to be a major social challenge, especially in tourist hotspots such as Es Mercadal. Through new public developments, the aim is to respond to growing demand and rising costs in the housing market.

In Fornells, the Balearic Housing Institute is promoting a development of 12 to 14 rental homes on a plot located in the FOR-2 action unit. This site of just over 1,000 m² is located on the outskirts of the centre, in an urban expansion zone that marks the current boundary of the town. All homes will have a parking space and at least one of them will be adapted, in compliance with universal accessibility requirements.

The project takes efficiency and sustainability standards into account. The tender for the drafting and execution of the project prioritises aspects such as natural sunlight, wind capture technology and the balance between architectural quality and cost. The homes will be allocated on the basis of local waiting lists: 45% will be one-bedroom, 35% two-bedroom and the rest three-bedroom.

With a planned investment of €1.8 million, the development is moving forward as part of the strategic plan for public housing in Menorca.
