What does it consist of?

A public tender has been announced to allocate drawing up a project for 12 to 14 homes and a parking space for each one on a 1,013 m² plot of land in the new UA FOR-2 development. This forms part of a future expansion of Fornells, which is currently on the edge of the town’s urban zoning area.

The project

The aim of the public rental housing programme is to alleviate the collateral effects of tourism, which makes it harder for residents to access housing.

The size of the homes has been established based on the waiting lists for public housing in Es Mercadal in 2019. Provisionally, 45% of the homes will be single-bedroom homes, 35% will have two bedrooms and 20% will have three bedrooms. One of them, either a two-bedroom or three-bedroom home, will be an adapted property located next to its parking space.
The tender process for projects will be to construct a building that meets the social housing requirements that is consistent with optimising costs, functional and architectural quality, and the use of environmental measures that promote respect for the development’s surroundings, helping the building to achieve as a high a degree of self-sufficiency as possible.

The design of the homes must resolve the relationship between the interior and exterior spaces to help ensure the future homes are as comfortable as possible. The design should prioritise the homes having as much sunlight as possible, and procedures should be sought to capture the dominant south-westerly sea breezes.
